Our inclusions packages are built to deliver genuine value with premium fittings, trusted brands, and thoughtful selections across every category, from the foundations to the finishing touches.

All essential utility connections are included as standard covering water, sewer, gas, and electrical connections to your new home. We coordinate directly with relevant authorities so your services are ready from day one, with no additional costs or surprises.
Standard site costs and concrete slab or strip footings are included based on your block's soil classification. Our team assesses your site conditions early in the process to ensure the right foundation solution is specified and costed accurately before your build begins.
All standard site preparation works are covered — including temporary fencing, site toilet, waste management, and safety signage required throughout the construction period. Your site is set up correctly from the start, meeting all WorkSafe and council requirements.
Your new home comes complete with standard internal features including plasterboard walls and ceilings, cornice, internal doors, door furniture, and window furnishings. Every internal element is selected for quality, durability, and a clean, contemporary finish.
External inclusions cover a brick veneer or lightweight cladding façade, coloured concrete driveway, path to entry, and a standard landscaping package to the front of the property. Your home arrives looking finished and ready to live in from the moment you move in.
Your kitchen includes a stainless steel appliance package featuring a 900mm freestanding oven, gas cooktop, rangehood, and dishwasher. Cabinetry is supplied in a selection of standard finishes, with a stone benchtop, undermount sink, and quality tapware included as standard.
Both the main bathroom and ensuite include ceramic wall and floor tiles, a semi-frameless shower screen, freestanding or built-in bath, vanity with stone top, mirror, towel rails, and quality tapware from our standard range. Everything is selected to deliver a clean, modern aesthetic that holds up over time.
Practical, well-designed storage is included throughout with built-in robes to all bedrooms, a linen cupboard, and a broom or storage cupboard included as part of the standard layout. Organisation is considered from the design stage, not added as an afterthought.
Standard electrical inclusions cover LED downlights throughout, double power points in all rooms, TV and data points in living areas and master bedroom, a switchboard, and smoke alarms compliant with current Victorian regulations. All electrical works are completed by a licensed electrician to the required standard.
Your home is insulated to current NCC energy efficiency requirements — with bulk insulation to ceilings and external walls included as standard. A ducted gas heating system or split system air conditioning unit is included to keep your home comfortable year-round.
Hybrid or laminate timber flooring is included to main living areas and hallways, with carpet to all bedrooms and the family room. Both are selected from our standard range of colours and styles, offering a warm, contemporary finish throughout.
A full interior and exterior paint package is included using premium Dulux products. Interior walls are finished in a standard white or off-white selection, with a choice of colour for feature walls. All surfaces are professionally prepared and finished to a consistent, high-quality standard.
All utility connections are included and fully managed covering water, sewer, gas, electrical, and NBN telecommunications. Our team liaises with all relevant service authorities from the outset, ensuring your connections are completed to the highest standard and on schedule.
Elevated site cost allowances and premium engineered slab or waffle pod foundations are included to accommodate a wider range of soil classifications and site conditions. Our structural approach ensures your home is built on a foundation engineered for long-term performance and stability.
All site setup, safety, and compliance requirements are covered including hoarding, signage, waste management, and environmental controls. Every VK Luxury build site is managed to the highest professional standard throughout the entire construction period.
Premium internal finishes are included throughout featuring 2700mm ceiling heights, shadowline cornice, solid core internal doors, brushed brass or matte black door hardware, and oversized windows to maximise natural light. Every detail is specified to deliver a refined, architecturally considered interior finish.
Luxury external inclusions cover a rendered or feature brick façade, exposed aggregate or premium paved driveway, landscaped front garden with irrigation, and a rear alfresco slab or decking. Your home presents beautifully from the street and is ready to entertain from the moment you move in.
A fully specified premium kitchen is included featuring a 900mm Smeg or equivalent freestanding oven, 5-burner gas cooktop, integrated rangehood, integrated dishwasher, and integrated refrigerator cavity. Stone benchtops in a premium finish, soft-close cabinetry, a butler's pantry with sink, and premium tapware from our luxury range complete the package.
