A Clear Path From Vision to Handover

Building a new home should feel exciting,  not overwhelming. At VK Homes, our building process is structured, transparent, and designed to keep you informed and confident at every stage. Here’s exactly how we take your project from first conversation to front door. 

Step 1: Your Dream Home Design
We begin with an in-depth consultation to understand your vision, your block, and your budget. Together we explore our range of home designs and begin tailoring the layout, façade, and features to suit your specific needs and lifestyle.
Step 2: Preliminary Quote
Once your preferred design direction is confirmed, we prepare a detailed preliminary quote covering your home design selections and site works. Everything is laid out clearly so you understand the full picture before moving forward.
Step 3: Drawings Consultation
Our in-house design team develops your floor plans and working drawings, tailored precisely to your block and requirements. We meet with you to review, refine, and finalise every detail before documentation is completed.
Step 4: Fittings Selection
One of the most enjoyable stages of your build, you visit our selections centre to choose your tiles, carpet, cabinetry, appliances, tapware, fixtures, and finishes. Our team is on hand to guide you through every choice with confidence.
Step 5: Contract
Your Master Builders Contract is prepared and presented for review and signing. This includes all construction drawings, agreed selections, and the full scope of works — with complete transparency on costs before any work begins.
Step 6: Site Works Preparation
With contracts signed, we coordinate all pre-construction requirements including developer approvals, building permits, council approvals, and final construction drawing sign-off. Materials are ordered and your build is scheduled.
Step 7: Base Stage
Your site is cleared, plumbing is laid, and your concrete slab is poured and inspected by a building supervisor. The physical construction of your new home officially begins.
Step 8: Frame Stage
Your home's structural frame is erected and inspected by a registered building surveyor confirming it meets all structural and compliance requirements before work continues.
Step 9: Lockup Stage
External wall cladding, roof covering, external doors, and windows are all fixed into position. Your home is now weather-sealed and secure, a significant milestone in the construction journey.
Step 10: Fixing Stage
Internal fit-out progresses with plasterboard, architraves, skirting boards, internal doors, stairs, and kitchen and bathroom cabinetry all installed. Your home begins to take its final shape inside.
Step 11: Completion Stage
The finishing touches are applied - shower screens, mirrors, stone benchtops, tapware, and all remaining internal and external works are completed. A final inspection is conducted and approved before you're invited in for your pre-handover walkthrough.
Step 12: Settlement
Final payment is received and your Construction Supervisor hands over your keys on site. Your new VK Home is complete, congratulations, it's time to move in.
Step 13: Aftercare
Our commitment doesn't end at handover. We conduct a post-handover maintenance inspection to address any items that need attention after you've moved in, and we stand behind every home with a comprehensive structural warranty.
